Myth - Higher Commission Rates Means Better Marketing!
There are some Real Estate Agencies that tell you they charge a higher commission rate because they spend more to market your home and it is very possible that they do!
The reality is that marketing today is different! In times past and still today marketing expenses a realtor pays include:
- Newspaper Ads with print you couldn't read without glasses.
- Putting it in Homes for sale Magazines you find in the grocery store
- Running it on Cable TV ads
- Holding Open Houses or Neighborhood Open Houses
- And "My Favorite" Send Post Cards to people in your own neighborhood with your house on one side and the agents photo on the other. (Which is great if you think your neighbor might actually be interested in buying your home....from the person in the photo)
These were (are) very costly methods of advertising and are not very effective in today's digital market. The most important marketing today and the most costly expense is getting your listing syndicated on the internet and pushed out to as many major search sites as possible. Additionally having professional photos and a virtual tour is essential. The cost to do this while still expensive is "Far Less Expensive" than the outdated methods above which are still used by many Realtors today!
